Think of sealcoat like sunscreen. You don't put it on once and forget it. You reapply to stay protected from the burn and the things no one likes to think about. Asphalt is no different: sun, water, wear, and the freeze-thaw grind break it down. Go unprotected long enough and it'll take you somewhere no homeowner wants to end up.

From the day it's poured, asphalt starts drying out. UV and oxygen harden the binder that holds it together: the deep black fades to gray, the surface turns brittle, and hairline cracks set in. Sealcoating replaces that protective layer before the damage starts.
Then Cache Valley winter goes to work. Water seeps into every crack, freezes overnight, expands, and pries the pavement apart. That's the number-one reason driveways here go from a few small cracks to crumbling edges in just a few seasons. A sealed surface keeps the water out before it can freeze.
Asphalt wears from the top down as the binder erodes and the surface opens up. Once there are low spots and voids, how the sealer goes on decides how long it lasts. There are two ways to apply it. That's why every first-time driveway gets our squeegee treatment: one solid base coat, worked in, not misted on.

Spray is faster for the crew, but on a first coat it lays a thin film, misses the low spots where water collects, and on a breezy day drifts onto your lawn and house. A driveway's first coat sets its foundation, so we squeegee it: more sealer where it matters, driven into every void, clean lines, no mess. Once a driveway has a solid base coat, keeping it protected is a lighter, simpler job. That's exactly what our maintenance plan is built around.
